Renovate Project

 

a once-in-a-generation opportunity…

The roof, boiler, electrics and stonework of the St John’s church building all need vital and urgent repair-work. This means we have a once-in-a-generation opportunity to renovate, revitalise and re-imagine what our church could look like for the next 50 years.

  • Defects in the roof were identified 15 years ago. Major repairs are now needed this year. 

  • The main heating boiler is obsolete and often fails. This requires either a replacement boiler or ‘greener’ alternatives e.g. solar panels, underfloor heating, infrared heaters, air source heat pumps, etc.

  • Repairs to the stonework are needed. 

  • The electrical, audio/ visual and lighting installations all need updating.

  • Essential repairs are estimated to cost c£900,000 exVAT. Full repairs and an update to modern standards are estimated to cost c£1,500,000 exVAT (to meet CofE’s 2030 net zero target).

  • Potential funding sources may be found through a combination of gifts, grants, loan/mortgage, and/or the sale of the church field for development.

  • Grants are in great demand. To secure grants then the renovations must add value to the community.  What new uses could be added to better serve the community, e.g. choir, exercise classes, yoga, IT workshops, Scout/Guide groups, etc.

  • Action is needed now! What is your vision for the church? What ideas do you have? How much can you give financially and/or offer your skills to the project?

COSTS

The following are the estimated costs for each element of the project, based on a feasibility study by an architect:

  • Replacing the roof c£660,000

  • New heating & green energy options c£225,000

  • New lighting and Audio Visual c£150,000

  • Decorating, chair, flooring c£100,000

  • Professional fees c£200,000

  • Total     c£1,285,000

  • Contingency @15% c£195,000

  • Total Total     c£1,480,000

FUNDING

The following are possible sources of funds for the project.  It will take a combination of some or all of the following:-

  • Gifts from individuals, alumni, businesses and legacies

  • Loans from individuals. a mortgage

  • In kind – supply of labour, materials, services FOC or at ‘mate’s rates’

  • Events – individuals taking part for the church or church organised events

  • Grants, including the Lottery?

  • Selling assets – the church field?  No news on change of use for the field as yet!
